Apart from the contract administration, our role is to help the builder overcome problems and maintain progress, working as part of the team to deliver your building.

Monitoring quality and progress of the works to completion

We will administer the terms of the building contract during operations on site. We will visit the site as appropriate to inspect generally the progress and quality of the work. Please note however that architects do not supervise the work, this is the responsibility of the principal contractor who is on site all the time.

We will hold regular meetings with the contractor to monitor progress of the work, health and safety and other requirements.

At completion we will administer the terms of the building contract and review any minor outstanding items with the contractor and agree a fixed programme for undertaking them. We will receive the health and safety file from the contractor, where one has been produced, or collate and advise on maintenance generally.

We will also provide you with a set of drawings describing the finished work.

Monitoring of valuations and certification of payments
With the Quantity Surveyor, if appointed, we will establish the value of the work and materials on site at regular agreed intervals and issue the necessary payment certificates to you for payment. We will also advise on the financial effect of any changes to the works and monitor the contingency sum.
